Modern glass commercial office building at dusk

CRE-8 FINANCE

Commercial
Mortgages

Long-term funding for trading businesses buying their own premises, and for investors building a commercial property portfolio.

FUNDING BRICKS AND MORTAR

Two very different borrowers.
One specialist broker.

A commercial mortgage is used to purchase or refinance property that is not your main residence — from the premises your business trades from, to income-producing offices, industrial units, retail parades and semi-commercial stock. We arrange facilities with high-street banks, challenger lenders and specialist funders, and structure each deal around your covenant, asset and long-term strategy.

WHAT WE FUND

Commercial mortgages, matched to the borrower.

Owner-Occupier Mortgages

Owner-Occupier Mortgages

For trading businesses buying — or refinancing — the premises they operate from. Up to 80% LTV, priced on the strength of the business, its trading history and the property itself. Serviced from trading profits rather than rental income.

Investment Mortgages

Investment Mortgages

For landlords and investors holding commercial property let to third-party tenants. Up to 75% LTV on single lets and portfolios — offices, industrial, retail and leisure — with pricing driven by lease covenant strength, unexpired term and rental cover.

Semi-Commercial & Mixed Use

Semi-Commercial & Mixed Use

Shops with flats above, offices with residential upper parts and mixed-use blocks. Often overlooked by mainstream lenders — we place these with specialists who understand the blended income and value.

OWNER-OCCUPIER VS INVESTMENT

Two routes to the same asset class.

Owner-Occupier

You are buying premises for your own business to trade from. The loan is serviced by the business, and the property is used rather than let.

  • —Funds the purchase of your own trading premises — or refinances an existing loan onto sharper terms
  • —Serviceability assessed on trading performance — usually two to three years of accounts
  • —Available to limited companies, LLPs, partnerships and sole traders across most sectors

Investment

You are buying commercial property to let to a third party. The loan is serviced from rental income, with pricing driven by the lease.

  • —Purchase, refinance or capital-raise against income-producing commercial stock
  • —Lending assessed on rental cover (typically 125–160% ICR), lease length and tenant covenant
  • —Single-asset loans and portfolio facilities structured on interest-only or capital repayment
  • —Held in personal names, limited companies, SPVs, LLPs, trusts and pension schemes (SIPP / SSAS)

HOW IT WORKS

A brokered process, end to end.

01

Initial Conversation

We take a view on the property, the borrower and — for owner-occupiers — the trading business behind the loan.

02

Lender Sourcing

We compare terms across high-street banks, challenger lenders and specialists to find the best fit on pricing and structure.

03

Application & Valuation

We package the application, coordinate the RICS valuation and manage credit through to formal offer.

04

Completion

We work alongside your solicitor through legal due diligence and drawdown, and stay in touch for refinances and future purchases.

SPEAK TO A BROKER

Let's discuss your requirement.

Send us a short summary of the property, the borrower and whether it's for owner-occupation or investment. We'll come back within one working day with an initial view on terms.
